Real Estate Escrow in Nicaragua: How to Protect Your Money When Buying Property?

Real estate escrow in Nicaragua is a service where a neutral, regulated third party holds your funds in a secure account and only releases them once every condition of the sale has been met. It is the single most effective way for a foreign buyer to protect their money when purchasing property in Nicaragua  and until recently, a truly U.S.-regulated escrow option wasn’t easily available here.

That has changed. In this guide we explain what escrow is, why it matters so much in Nicaragua, and how the process works  and we sit down with Valeria Aguiluz of TLA, a U.S.-regulated escrow provider now serving Nicaragua, to answer the questions buyers ask most.

What Is a Real Estate Escrow Account?

An escrow account is a secure holding account managed by an independent third party  the escrow agent  who is trusted by both the buyer and the seller. The buyer deposits the purchase funds into escrow rather than paying the seller directly. The escrow agent holds that money and only releases it when the agreed conditions of the transaction are fully satisfied.

In plain terms: the buyer gets certainty that their money won’t disappear before the property is legally theirs and the seller gets certainty that the funds are real and ready. Nobody has to simply “trust” the other side  the escrow agent enforces the deal.

Why Escrow Matters When Buying Property in Nicaragua

Buying real estate abroad means wiring large sums of money into an unfamiliar legal system, often before you’ve ever met the seller in person. That is exactly the situation criminals target. Cross-border property fraud, fake sellers, intercepted wire instructions and “change of bank details” scams  costs foreign buyers millions every year.

Nicaragua is a rewarding market with genuine value, but like anywhere, it rewards buyers who protect themselves. A regulated escrow account removes the riskiest moment in the whole transaction  the hand-off of your money  and places it under professional, insured control. It also keeps the process clean for everyone: your real estate agent, your lawyer, and the notary all coordinate around one transparent source of truth.

How the Escrow Process Works (5 Simple Steps)

  1. Open the account. Once a signed purchase-and-sale agreement exists, the escrow account can be opened  often within hours  and assigned a unique file number.
  2. Deposit funds. The buyer wires funds into a segregated escrow account. Reputable providers hold these at a tier-one bank in the buyer’s own currency.
  3. Set release conditions. The escrow agreement spells out exactly what must happen before any money moves  clear title, due diligence complete, documents signed.
  4. Verify. The escrow agent verifies the closing documentation, identities, and instructions (including KYC/AML checks) before anything is released.
  5. Disburse and confirm. Once every condition is met, funds are released to the right parties, with proof of transfer provided to everyone involved.

Protecting Yourself Against Wire Fraud

The most dangerous part of any international purchase is the wire transfer itself. Fraudsters now use AI-generated phone calls, cloned voices, and fake emails to impersonate agents or lawyers and redirect your money at the last second.

A professional escrow provider is built to stop this. TLA, for example, uses multi-factor authentication, secure document portals, live verification calls, 24/7 monitoring, and a “zero-trust” policy  meaning bank details are never changed on the strength of a single email. The simple rule for buyers: never act on new or “updated” wire instructions without confirming them by a separate, trusted channel first.
